FIELD GUIDE / GUEST EXPERIENCE
What a Mystery Guest Really Notices.
A beautiful listing is just the beginning. Here are the stages where a full guest experience can succeed—or disappoint.
These questions illustrate the evaluation approach. All overnight mystery stays require authorization and a separate agreed scope.
Booking and pre-arrival
Were fees and policies easy to understand? Were arrival details timely and complete? Did the communications create confidence?
Finding and entering the property
Could a first-time visitor find the address and parking? Did the access method work without improvisation?
First impressions
Did cleanliness, temperature, smell, lighting and overall presentation match the listing’s promises?
Living in the space
Could guests sleep comfortably, use the kitchen, work the entertainment systems and find the promised essentials?
Support and service
Were ordinary questions answered clearly and helpfully? What friction did a real guest encounter?
Checkout
Were departure instructions reasonable, understandable and consistent with the booking?
Why overnight matters
Some issues can only be experienced by using a property through a normal stay: night noise, bed comfort, nighttime lighting and the effort needed to actually use advertised amenities.
